
Planners have given the go-ahead for 109 new houses on the edge of Northallerton.
The Allerton Gate estate will be built on land between Mowbray Road and Stokesley Road by Miller Homes.
The scheme is the first phase of a bigger development which could see up to 650 properties, as well as a community centre and new primary school, built to the north of the town.
Outline planning permission was already in place for up to 145 homes on the site, with members of North Yorkshire Council’s Richmond area planning committee granting full approval today (THURS).
A range of one, two, three, four and five-bedroom properties will be built, along with a public space and children’s play area.
Councillor Steve Watson said he was pleased the total number of proposed houses had been reduced to 109, meaning there would be more green space.
He added: “Overall I think there is a general acceptance that the development is going to happen.
“What’s being proposed is of good quality. It’s good that the developer has liaised with the town council in terms of their ambitions for linked-up cycleways and walkways.”
Councillor Heather Moorhouse said: “I was quite impressed with the mix of housing.”
But she urged the council to ensure there was an attractive boundary to the development for motorists driving into Northallerton along Stokesley Road.
Several residents raised concerns about the potential of the development to increase the risk of flooding in the local area, with flooding having occurred on local roads previously.
The meeting heard that a pumping station would be used to pump surface water into the main sewer to avoid flooding.
Councillors were told that the council’s housing officer had raised concerns about the lack of ‘pepper-potting’ of affordable housing throughout the scheme.
This lack of distribution of affordable housing across the site was also an issue raised by the designing-out crime officer.
The meeting heard however that changes had been made and there was now a better distribution of these properties across the site.
